Overview

Tokeet brings together tools for managing reservations, guest communications, rental tasks and payments. Its channel manager connects with Airbnb, Booking.com and Expedia, with automatic, instant synchronization. A website builder supports custom direct-booking sites without coding or extra fees, giving operators a way to handle bookings outside third-party channels as well.

The wider product lineup includes AdvanceCM for day-to-day rental operations and Rategenie for adjusting daily rates across channels using smart pricing strategies. Integrations span booking channels, pricing and guest-messaging tools, payment processors and other business services, including PriceLabs, Twilio and Stripe. That range makes Tokeet more compelling for operators seeking to coordinate several workflows than for someone who only needs a booking website.

Key features

Channel management: Connections to major booking channels and automatic, instant synchronization can reduce manual upkeep across listings. The stated 50 channel connections are a substantial breadth for operators working across multiple distribution channels.
Booking operations: The AdvanceCM mobile app handles rates, multiple calendars, invoices, guest details, inquiries and rental tasks. That makes it relevant to owners and staff who need operational information on the move, rather than only a desktop reservation view.
Direct bookings: A no-code website builder creates custom booking websites without extra fees. It gives a rental business a direct-booking route alongside channel distribution.
Automation and rates: Tokeet promotes automation for guest communications, rental agreements, tasks and staff operations. Rategenie adjusts daily rates across channels, which can suit operators who want pricing automation as part of the same product family.
Payments and security: Users can create and send invoices and accept online payments through payment gateways. Multifactor authentication can use email, SMS, WhatsApp or TOTP, and administrators can require it for team members.
Mobile access: AdvanceCM describes biometric login, push notifications and real-time syncing with Airbnb, Booking.com and Vrbo. These capabilities support mobile coordination without making the app's stated channel list identical to the broader channel manager's.

Pricing

Tokeet uses a freemium model, with a free plan and paid plans from 14.99 USD per month. A 15-day trial is offered with no credit card required, no restrictions, and no booking or usage fees. That is a low-friction way to assess the workflow before choosing a paid setup.

AdvanceCM

AdvanceCM costs 14.99 USD per month, billed monthly. It includes 50+ channel connections, automated messaging, dynamic rates and rate automation, invoicing and payments, tasks and collaboration, and direct OTA messaging. It is the clearest fit for a rental operator seeking a defined monthly price and a broad set of operational tools. The monthly billing avoids a stated long-term commitment, though this plan's listed features should be checked against the needs of the wider business.

Tokeet plan

A separate Tokeet plan has custom pricing, with cost depending on rental count and selected plan. Its initial display shows $134.90 / Mo with monthly payments for 10 max rentals; the plan name and whether that display represents the applicable price are not clear enough to treat it as a general starting rate. The described package includes a 10-rental maximum, reservation manager, channel manager, mobile app, website builder, payment gateways, integrations and custom options. This may suit an operator evaluating a broader package, but the 10-rental cap matters for growing portfolios and the custom pricing means cost needs to be established for the intended setup.

The free plan is an option for starting without a subscription, but no cap or included features are given for it. The paid-plan details also do not establish seat limits, so teams should confirm fit before settling on a plan.

Platforms

Tokeet supports web, Android and iOS. The AdvanceCM mobile app is particularly useful for managing calendars, guest information and rental tasks away from a desktop. Support options include a help center, community, premium services, support email and phone support at 1-855-4TOKEET.

Who it's for

Tokeet says it serves single rental owners, multiple-property owners, small and medium businesses, and large enterprises. Its combination of channel connections, booking administration, direct-booking sites, automation and payment workflows is most persuasive for operators coordinating several parts of a short-term rental business. A single-property owner who only needs a basic website may not need that breadth; a larger operator should pay close attention to the 10-rental limit shown for the separate Tokeet plan.

Pros and cons

Pros: Broad channel reach. The 50 channel connections and automatic, instant synchronization can simplify distribution across booking services.
Pros: Operational range. AdvanceCM combines calendars, rates, guest details, invoices, inquiries and rental tasks, while the wider lineup adds messaging and pricing automation.
Pros: Direct booking without extra fees. The no-code site builder offers a direct channel without a stated builder fee.
Pros: Trial without payment friction. The 15-day trial requires no credit card and carries no booking or usage fees.
Cons: Plan fit is not straightforward. AdvanceCM has a clear monthly price, while the separate Tokeet offer uses custom pricing and shows a 10-rental maximum, making it important to confirm which package covers the intended operation.
Cons: Free-plan scope is unclear. The free option may help with an initial start, but without a stated cap or feature set it is difficult to judge whether it can support ongoing operations.

Alternatives

For a broader comparison of rental website tools, see Property Management Website Builder Software and Vacation Rental Website Builders. Operators comparing management suites can also browse Short-Term Rental Management Software or Property Management Software.

Appy Pie Real Estate Website Builder is a better fit when the priority is a no-code real-estate website: its free plan supports up to 25 manually added listings, while Starter costs 12.00 GBP per month and includes unlimited storage and two moderators. Its stated scope is a website builder rather than Tokeet's broader rental-management workflow.
Dtravel may suit an operator who wants a listing-based entry point: Starter is 0.00 USD per month for up to 25 listings, with a 5% booking fee and a 9% referred-booking fee. Its Pro plan is 19.00 USD per month for up to the stated limit. Tokeet is the stronger fit where channel management, operational workflows and rate automation are the priority.
Wix Fitness Website Builder is a website-building alternative with a free plan and Android, iOS and web support; it is not a like-for-like rental-management option.
Entrata is worth considering for readers comparing a property-management platform with custom pricing and Android, API, iOS and web support.
Lodgify is a paid alternative with a free trial and a Basic plan shown at 73.00 USD per month; choose it for a rental-focused alternative when Tokeet's plan structure does not fit.
Propertyware is a paid alternative with a Basic plan at 1.00 USD per unit, per month and a $250 monthly minimum, plus an implementation fee of twice the monthly subscription price. Its unit-based minimum and setup fee make it a different cost structure to consider.
Grigora is another paid website option, with a Starter plan at 15.00 USD per month and a stated annual billing amount of $144 yearly. Its listed scope centers on websites, pages, blog posts, newsletters and team members rather than rental operations.
Hospitable offers a free Essentials plan with unlimited active properties and a Host plan at 29.00 USD per month for one included active property. It may appeal to readers comparing a free property-count offer with Tokeet's plan choices.

Verdict

Tokeet is a strong candidate for short-term rental owners and teams that want channel distribution, booking administration, guest workflows, payments and rate automation in one offering. Its main draw is the breadth of connected operations, especially when paired with a 15-day trial that has no credit-card requirement or usage fees. Look elsewhere if a simple website is all the business needs, or if the 10-rental maximum and custom pricing on the separate Tokeet plan do not suit the portfolio.
