Overview

The platform covers dues and accounting, homeowner questions and requests, violations, vendors, and meetings. That breadth favors boards looking to bring recurring administrative work together rather than buyers seeking a standalone accounting tool. Community association management companies are also in scope, with a separate plan for multi-portfolio operations.

Key features

Accounting and payments

SMPLR HOA combines assessment billing and owner ledgers with a general ledger, invoicing, bank reconciliation, budgets, reserve tracking, vendor payments, and financial statements. Owners can pay by ACH, card, Apple Pay, Google Pay, or paper check through a lockbox. That mix gives boards financial oversight while accommodating residents who prefer not to pay electronically.

QuickBooks synchronization is described as nightly on the homepage and daily two-way on the platform page. Boards that rely on a particular sync cadence should confirm the expected behavior before making it part of their bookkeeping workflow.

Communication and Milo

The shared inbox brings email, SMS, phone, and USPS mail into one place; the platform names Resend for email and Twilio for SMS and phone. Milo drafts resident replies, handles routine questions, flags overdue dues, and escalates messages that need board attention. It can reduce repetitive response work, but the escalation function is important: the assistant is not a replacement for board judgment. SMPLR says community data is not used to train underlying models and that frontier-model API calls use zero-retention terms.

Meetings

Built-in video meetings support up to 200 people, with attendance, quorum, motions, and votes tracked alongside AI-drafted minutes. This is a useful combination for associations that want meeting administration connected to their broader records; groups needing larger meetings should look elsewhere.

Security and support

SMPLR says data is encrypted in transit and at rest, and card processing uses Stripe. SOC 2 Type II is in progress, not complete, which may rule it out for buyers who require that certification now. Community includes email and chat support, while the maker says white-glove migration is included with no setup fee.

Pricing

Community

Community costs 25.00 USD per month, billed annually, at the 25-home minimum; monthly billing is $32/month. The per-home rate slides from $1.00 to $0.50 as community size grows. The plan includes unlimited homeowners and accounts, email and chat support, and a 30-day trial. A free plan is also offered, but its terms are not given. Optional custom domains and Milo phone numbers cost $25/year each; postage and payment processing are additional considerations. The plan is most compelling for associations at or above the minimum that will use its accounting, communications, and meeting tools together. Smaller communities cannot meet the stated minimum.

Multi-Portfolio

Multi-Portfolio has custom pricing and adds a portfolio dashboard, client billing and back-office accounting tools, white-label resident portals and websites, a dedicated implementation manager, and phone support with a named CSM. It is the more relevant option for management companies serving multiple communities; boards running a single association should compare its added services against Community rather than assume they need the higher-tier plan.

Platforms

SMPLR HOA runs on Android, iOS, and the web, giving boards and residents mobile and browser access.

Who it's for

Self-managed boards get the broadest case for SMPLR HOA when they need collections, accounting, resident communication, and meeting administration together. Management companies can assess Multi-Portfolio for portfolio and client-billing workflows. Buyers seeking only one narrow function, communities below 25 homes, and organizations requiring completed SOC 2 Type II certification should consider other options.

Pros and cons

Broad operational coverage: accounting, payments, communications, vendors, requests, and meetings share one platform.
Flexible owner payments: ACH, cards, digital wallets, and lockbox checks cover different payment preferences.
Useful meeting controls: quorum, attendance, motions, votes, and drafted minutes support the full meeting workflow.
Meaningful entry constraints: Community requires at least 25 homes, and the lower monthly price requires annual billing.
Security qualification: SOC 2 Type II remains in progress, a significant limitation for buyers with that requirement.
QuickBooks cadence needs clarification: the stated nightly and daily two-way sync descriptions differ.

Alternatives

HOA Simplify is worth comparing for communities wanting a resident portal and basic accounting in its 79.00 USD per month Community plan, which covers up to 50 units; it also has a Basics plan for 25 units with no stated price. CINC is another paid option with Android, iOS, web, and API platforms. Neighborhood.online offers a free, ad-supported plan for buyers prioritizing a no-cost hosted marketing website. FRONTSTEPS is a paid option for Android, iOS, and web. HOA-I may suit buyers comparing monthly plans, including Small HOA at 110.00 USD per month and Medium HOA at 150.00 USD per month. Perfect HOA offers a 0-25 units plan at 49.00 USD per month, billed yearly. RunHOA is an alternative for buyers who prefer fixed annual pricing: 399.00 USD per year for unlimited units and users, with a 30-day free trial. TownSq is another paid web and mobile option; its Pro plan is 90.00 USD per month for up to 300 units and one community, with a 30-day trial for a one-year term that auto-renews annually.

Verdict

Choose SMPLR HOA if your association meets the 25-home minimum and you want financial administration, resident communication, and meetings joined in one system, with Milo taking on routine work. Look elsewhere if you need a smaller-community entry point, require completed SOC 2 Type II certification, or depend on a precisely defined QuickBooks sync cadence.
