In their own words
ApartmentIQ Daylight
ApartmentIQ Daylight is a revenue management product for multifamily revenue teams and operators. It recommends rents for new leases and renewals using a model trained on more than 16 million public leases and daily data across 40 million units. Recommendations are refreshed daily and include an explanation of the reasoning, including comparable properties, concessions, and market signals. Built-in comparable property sets use public market data. Daylight is designed to smooth turnover lumps and handle complex rent control rules. More than 10 reports cover trade-out trends, amenity pricing, and occupancy gaps; occupancy forecasting and dynamic pricing are also listed. Teams can push approved prices directly to a property management system, though no specific system is named on the reviewed page. Recommendations are a starting point, with the customer’s team retaining the final pricing decision. ApartmentIQ says Daylight does not use competitors’ nonpublic data at runtime or train on other owners’ active leases. The company describes its infrastructure as SOC 2 compliant, with encryption and role-based access controls. Pricing is on request through a personalized demo; no price is listed.
PriceLabs
PriceLabs provides dynamic pricing and revenue management tools for hosts, property managers, and hotels. Its Hyper Local Pulse algorithm uses market data and customizable rules to recommend nightly prices. The service recalculates prices and minimum stays daily, then syncs them automatically. PriceLabs connects directly to Airbnb, Booking.com, Vrbo, and more than 160 PMSs and channel managers. Its iOS and Android apps let users check prices, view calendars, and make quick edits; an API is also available. A 30-day Dynamic Pricing trial does not require a credit card. The listed Dynamic Pricing plan costs $14.49 per listing per month, plus taxes, though displayed pricing varies by location and synced listings. One automated daily sync is included; additional automated syncs cost $1.00 per listing per month, while manual syncs are free and unlimited.
