Overview

Atlas CMMS is maintenance software for teams managing equipment, service requests, and recurring upkeep. It suits organizations that need broad asset records and a choice of cloud, self-hosted, or hybrid deployment. Its free tier is substantial for work orders and assets, but inventory and several operational tools require paid seats.

Key features

Work orders and preventive maintenance

Teams can create, assign, prioritize, and track work orders, preventive maintenance, and service requests. Schedules can run daily, weekly, monthly, or yearly, or follow events and meter readings. That range works for both calendar-based servicing and equipment-triggered maintenance. Technician time and manpower tracking are paid features, so labor tracking adds to the per-user cost.

Assets and inventory

Asset records span 10 to 1,000,000 assets and support custom fields, parent-to-child hierarchies, QR codes, maintenance logs, and sensor connectivity. This makes Atlas a plausible fit for organizations with complex equipment estates, not just a basic work-order queue. Parts inventory adds low-stock notifications, automatic usage tracking, barcode lookup, cost reporting, and usage forecasting, but inventory management starts with Starter.

Mobile, deployment, and integrations

The iOS and Android apps let technicians review assigned work, start work orders, receive notifications, and look up asset information. Mobile offline mode is reserved for Professional, an important distinction for teams working where connectivity is unreliable. Atlas can be cloud-hosted, self-hosted, or deployed in a hybrid model. The repository describes the product as dual-licensed under AGPLv3 and a commercial license for white labeling, custom branding, and advanced features.

Repository documentation lists Google Maps integration and configuration options for Google Maps, Google Cloud Storage, SMTP, SendGrid, and Google or Microsoft OAuth2. The privacy policy states that data at rest is encrypted with AES-256 and data in transit with TLS 1.3; it also describes documented incident response procedures with a 72-hour notification timeline. Atlas says it does not sell personal information and identifies Cloudflare, Netlify, and Google as service providers.

Pricing

Atlas uses a freemium model with a 15-day trial. Trial use is for internal evaluation only and cannot be used for production or commercial purposes, so it is not a route to running live operations before buying.

Plan	Price	What it adds
Basic	0.00 USD per free	Unlimited work orders, custom tasks, unlimited Request User Licenses, and asset management.
Starter	10.00 USD per month	Billed $10 /month per user; adds custom checklists, inventory management and costing, time and manpower tracking, and 30 day analytics and reporting.
Professional	15.00 USD per month	Billed $15 /month per user; adds multiple inventory lines, signatures, a customizable request portal, and mobile offline mode.
Business	40.00 USD per month	Billed $40 /month per user; adds workflow automation, purchase order management, multi-site module support, and API access.

Basic is the sensible starting point for teams that need work orders and asset management without paid inventory tools. Starter is the first tier for teams tracking parts, labor, or reporting; its per-user price means costs rise with the workforce using it. Professional is for operations needing offline mobile work or multiple inventory lines, while Business is aimed at multi-site teams or those needing purchasing workflows, automation, or API access.

Platforms

Atlas supports Android, iOS, web, and API access, with self-hosting also available. Cloud deployments carry a 99.9% monthly uptime commitment. Standard support is email during business hours with a 24-hour response time.

Who it's for

Atlas is best suited to maintenance teams that need configurable equipment records, varied preventive schedules, and parts tracking, especially where deployment control matters. It is less compelling for teams that need inventory on a free plan, offline mobile work below Professional, or a production trial before committing.

Pros and cons

Pros: The free Basic plan includes unlimited work orders and asset management, giving small teams a meaningful starting point.
Pros: Asset records cover a wide stated scale and include hierarchies, QR codes, logs, and sensor connectivity, useful for complex equipment estates.
Pros: Cloud, self-hosted, and hybrid deployment options let organizations choose their operating model.
Cons: Inventory and technician time tracking start at Starter, so the free tier does not cover a complete parts-and-labor workflow.
Cons: Paid plans charge per user, which can make broad technician access more expensive as teams grow.
Cons: The 15-day trial cannot be used for production or commercial purposes, limiting its value for evaluating live workflows.

Alternatives

Consider MaintainX if a freemium work-order tool with unlimited work orders and procedures on its free Basic plan is a closer match. Choose usBIM.platform if free cloud storage and online applications matter more than Atlas's maintenance-focused feature set. Fiix is another freemium option; its Free plan includes 25 active PMs alongside service requests, work orders, downtime tracking, and asset management.

TheFaithApp is an alternative to consider. MAPCON offers paid plans, a free trial, and Windows support; its Lite cloud plan is 35.00 USD per month for 1 concurrent user and 100 assets. Infodeck is a paid option with self-hosted support and a Lite plan at 20.00 USD per month, billed $20 USD/user/mo, with limits including 1 site and 100 physical assets. Synq offers paid plans for campuses, including a Growth plan at 49.00 USD per month for a single campus under 300 members or within 1 year of 501(c)(3) status. TOPdesk is a paid alternative with cloud and self-hosted options; its Essential plan is 51.00 GBP per month, billed per agent/month.

Verdict

Choose Atlas CMMS if your maintenance operation needs flexible deployment, extensive asset records, and a free route into work-order management. The strongest reason to look elsewhere is cost: inventory, labor tracking, offline use, and multi-site capabilities sit behind per-user paid tiers, while the trial cannot run production work.
