In their own words
CBRE CostLab
CBRE CostLab is a web-based application for estimating and comparing facility operating costs across more than 400 locations and 75+ asset types worldwide. It provides equipment-level estimates for maintenance and repair, custodial work, energy, grounds management, and pest control. Its Cost Library includes labor, utility, and inflation rates, maintenance tasks, operating details, recapitalization assumptions, and national indexes. The Building Wizard uses seven questions to create a component-level estimate; Project Builder groups maintenance and repair work into projects and estimates material, labor, and equipment needs. For capital planning, CostLab estimates equipment failure probability and helps prioritize replacements by portfolio risk and budget. Users can customize building models and adjust rates and task assumptions. It also identifies deferred maintenance by equipment and provides deferred-cost reports and Facility Condition Index estimates. Mass Data Export sends annual and average asset costs, yearly task costs, deferred costs, and inventory to Excel. Access is through a browser on a laptop, tablet, or smartphone. Paid plans include a 7-day trial; there is no free plan.
Siemens Origin
Siemens Origin is cloud-based software for tracking maintenance work and asset health, planning maintenance projects, and allocating funds across fiscal years. It analyzes historical maintenance and asset behavior to inform decisions about maintaining, upgrading, or replacing assets. Siemens says Origin can add more than 20 years of historical and benchmarked asset and maintenance data to an asset register. Risk rankings help teams prioritize repairs, replacements, and inspections based on risk and the operational effects of failure. Visual metrics and AI-enhanced models support funding requests and forecasts of the financial impact of delayed investment. Users can update facility condition assessments from mobile devices after maintenance is completed. Origin exchanges assets and work orders with Asset Essentials, while Origin preventive maintenance schedules sync back to that system; setup requires choosing Asset Essentials as the CMMS in Settings. Users can import desktop asset data and export formats including CSV, Excel, and images. Siemens identifies asset managers, operations professionals, and facility leaders in manufacturing, healthcare, senior living, education, and government as potential users. Pricing is on request.
