Overview

The workflow takes users from uploading contracts and checking extracted terms to confirming discount rates, generating schedules and journal entries, and preparing period close. AI extracts about 25 fields from lease PDFs and scores its confidence; users approve the accounting decisions. That can reduce data entry while keeping judgment with finance staff.

The portfolio dashboard spans property, vehicles, equipment, IT, machinery and furniture, and alerts teams to critical dates. It also handles modifications, reassessments, indexation and terminations, preserving schedules from before and after each change in the audit trail. That ongoing history is a stronger fit for recurring accounting and audit work than a tool limited to initial calculations.

Key features

FRS 102 and IFRS 16 are supported for single-currency tenants, with disclosure reporting, journal entries and multi-entity support. Teams that need ASC 842 now should choose another product; that standard is coming soon. Excel and CSV exports provide practical handoffs to other finance systems, but direct templates for SAP S/4HANA, Oracle Cloud, Dynamics 365, NetSuite and QuickBooks are also coming soon rather than current connections.

Customer data is hosted in Germany or Finland. Security measures include GDPR compliance, mandatory MFA, TLS 1.3 in transit and AES-256 encryption at rest. The company says customer documents and data are not used to train AI models, and documents processed by its AI provider are deleted within 24 hours of session completion.

Pricing

The free plan is free and is capped at 2 leases, 3 users and 3 entities; exports carry a watermark. It is a small-scale way to start, but the lease cap is too low for most working portfolios. Starter costs €149.00 per month, billed monthly, or €1,788 annually. It raises capacity to 25 active leases, 5 users and 3 entities, and includes full reports, making it the entry point for a small team that needs usable exports and reporting.

Growth costs €349.00 per month, billed monthly, or €4,188 annually. Its limits rise to 100 active leases, 10 users and 10 entities; Vault is coming soon. This is the more plausible fit for a growing, multi-entity portfolio, though the Vault feature is not yet available. Pro costs €699.00 per month, billed monthly, or €8,388 annually, and supports up to 250 active leases, 25 users and 20 entities; API access is coming soon. It adds priority business-hours support and one-on-one onboarding, useful for a larger finance operation that wants guided setup. Larger portfolios are handled through guided onboarding, and the site directs those beyond Pro's capacity to ZenTreasury.

Starter email support typically replies within 1–2 business days; Growth typically within 1 business day.

Platforms

LeaseAccounting.app runs on the web. Its supported standards are limited to single-currency tenants, so teams requiring multi-currency accounting should confirm fit before committing.

Who it's for

The product is aimed at UK and Ireland finance teams, including controllers, CFOs, accountants and auditors. It is a sensible choice when those roles need shared lease records, event history and journal outputs across a portfolio that fits the selected plan. It is less suitable for organizations requiring ASC 842 today, multi-currency tenants, or more than 250 active leases.

Pros and cons

Pro: Contract extraction, schedule and journal generation, and period close form a connected workflow, reducing handoffs between lease data and accounting outputs.
Pro: Pre- and post-event schedules remain in the audit trail, which helps teams account for changes over a lease's life.
Pro: Excel and CSV exports support finance teams that need to move schedules and journals into existing processes.
Con: The free plan's 2-lease cap and watermarked exports limit its usefulness beyond a small evaluation.
Con: The standards are restricted to FRS 102 and IFRS 16 for single-currency tenants; ASC 842 is not ready.
Con: ERP templates and some higher-tier capabilities, including Vault and API access, are coming soon rather than available now.

Verdict

Choose LeaseAccounting.app if your UK or Ireland finance team needs continuing FRS 102 or IFRS 16 lease accounting, event history and period-close outputs, and its single-currency and plan limits fit. Its strongest case is the route from contract intake through journals with changes preserved for audit. Look elsewhere if you need ASC 842 now, multi-currency support or a portfolio larger than 250 active leases.
