Overview

Enertiv connects utility and tenant data with building performance information, aiming to help portfolio teams link sustainability reporting to operational decisions. That breadth is useful for owners managing multiple properties, but it is a more specialized choice than a general-purpose energy tool.

The Energy & ESG module automates utility-bill ingestion and quality checks, benchmarks portfolios, and supports regulatory and investor reporting. Tenant data can be captured through a portal, non-proprietary shadow metering, or mobile meter reads with quality checks. Two-way synchronization with ENERGY STAR Portfolio Manager and formatted exports for GRESB, SFDR, CSRD, and TCFD support established reporting workflows.

For building operations, Enertiv can connect to an existing building management system where possible or install monitoring devices for real-time performance data. Carbon Planning uses equipment information gathered through on-site surveys to generate AI-powered operating- and capital-expense recommendations. Maintenance connects work orders to live equipment alerts and can set preventive schedules using runtime data.

Key features

Portfolio reporting: Utility ingestion, quality checks, benchmarking, and external reporting support make the Energy & ESG module relevant to teams with recurring portfolio disclosures.
Tenant utility capture: Multiple collection routes offer flexibility across properties, while mobile reads include quality checks.
Carbon planning: Recommendations draw on equipment information from on-site surveys, tying proposed operating and capital actions to building assets.
Equipment and maintenance: Real-time monitoring can use existing building systems or installed devices; alert-linked work orders and runtime-based schedules can connect detection to maintenance planning.
Data and support: Customers can access stored data through the interface or RESTful API, and Enertiv says data is stored indefinitely. For equipment optimization, engineering support spans initial analysis through savings verification, with recurring implementation calls.

Enertiv says access is restricted to authorized users, analytics data is anonymized, and customer data is not shared without consent. Those are useful stated safeguards for portfolio data.

Pricing

The optional Free portfolio diagnostic costs 0.00 USD per free and uses ESPM data with read-only access and no commitment. It is a low-friction way to assess a portfolio using existing Portfolio Manager data, but it does not represent access to the broader paid modules.

Paid modules use custom pricing, with access pursued through a demo or contact request. The free diagnostic therefore suits exploratory evaluation; owners who need reporting, monitoring, carbon planning, or maintenance should establish module scope and cost before deciding.

Platforms

Enertiv supports Android, iOS, and web, with API access also available. The RESTful API provides a route to stored platform data beyond the interface.

Who it's for

Enertiv is best suited to commercial real estate owners and operators managing portfolios that need both sustainability reporting and building-level operational data. Its reporting integrations appeal to teams preparing regulatory or investor disclosures, while equipment alerts and runtime-based maintenance are relevant to operations teams. A buyer seeking a simple standalone energy tracker may not need this wider portfolio focus.

Pros and cons

Pro: Reporting, tenant data capture, carbon recommendations, monitoring, and maintenance sit in one platform, reducing the need to treat sustainability and operations as wholly separate workflows.
Pro: Portfolio Manager sync and formatted exports for four reporting frameworks support established disclosure processes.
Pro: Customers can retrieve data through a RESTful API, and Enertiv says it retains stored data indefinitely.
Con: The free diagnostic is read-only ESPM analysis, not a free tier for the full set of platform functions.
Con: Custom pricing for paid modules makes it necessary to request a quote before comparing total cost or selecting a scope.

Alternatives

Browse the Energy Management Software category to compare options. Choose Honeywell Forge if product-specific offerings and term-based licensing choices for Advanced Process Control better fit your needs. Siemens Building X is an alternative when yearly subscriptions for applications or APIs are the preferred model. EnergyElephant may suit buyers seeking a paid product with a free trial and published plan examples, including a Large plan at 7.30 USD per month with a 300-point minimum, scope 3 data, unlimited users, and real-time data options. Consider KERO as another paid option. Spacewell offers a paid alternative with customized data points and unlimited admin users in its Energy Ultimate plan. BEMServer is the free, open-source alternative, though it requires installation, configuration, and maintenance. Verdigris is another paid option. Arcadia Platform is an enterprise platform with demo requests.

Verdict

Choose Enertiv if you manage a commercial real estate portfolio and want reporting, decarbonization planning, equipment performance, and maintenance connected in one platform. Its principal advantage is that operational signals and sustainability workflows can inform the same portfolio view. Look elsewhere if you need a broad free tier or want to compare paid costs without first requesting custom pricing.
