Overview

Fyxt combines property operations with portfolio data tools and CRM records. That scope may reduce the need to coordinate routine work across separate systems, especially for teams managing varied commercial properties. It is purpose-built for commercial property managers, owners, landlords, investors, and occupiers, not a general-purpose property platform.

The CRM Starter plan covers property, lease, contact, company, and payment modules. Its rent collection supports partial payments and automatic reconciliation, but the free plan is conditional on collecting most tenant payments through Fyxt.

Key features

Property operations and vendors

Work orders, preventive maintenance, vendor management, bidding, invoicing, and job tracking cover a broad operational workflow. Email, text, and Slack automations support team communications, while vendors can exchange scheduling, bid, and invoice information without signing in. The vendor access model can reduce friction for outside parties; teams should weigh that convenience against whether Fyxt’s workflows fit their existing processes.

Portfolio AI and customization

Fyxt Assist answers questions and recommends actions using portfolio data stored in Fyxt, while AI Insights provides portfolio insights. The Job Agent can manage jobs and take action using CRE management training and portfolio-specific context. These tools are most relevant to teams that keep useful portfolio information in Fyxt and want it applied to operational work; they are less compelling if the system will not hold the data or workflows they depend on.

The enterprise operations platform supports unlimited custom fields and can be tailored to a company’s data needs. Fyxt also offers custom integrations with financial, reporting, and other systems, and larger accounts may receive complimentary integration services for Yardi, MRI, and other ERPs. That flexibility suits companies with specific data structures, though custom integration needs make fit worth assessing before adoption.

Payments, security, and support

CRM Starter’s rent collection supports partial payments and automatic reconciliation, and Fyxt describes those payments as PCI compliant. Its privacy policy describes TLS protection in supported browsers, firewalls, intrusion detection, and configurable security settings. Fyxt advertises a dedicated account manager, unlimited users and support, secure data migration, personalized onboarding, and a 24/7 Help Center.

Pricing

Fyxt CRM Starter

0.00 USD per free. The plan includes unlimited users and the Properties, Leases, Contacts, Companies, and Payments modules. Access is free if 75% or more of tenant payments are collected through Fyxt by the end of the second month. That threshold is the central trade-off: it may suit a portfolio already ready to route collections through the platform, but it is not an unconditional free CRM for teams that prefer another payment process. No other plan price is given; enterprise pricing is custom pricing.

The free plan’s stated inclusions are broad for a CRM, but the payment condition matters more than the seat count for many buyers. Fyxt advertises unlimited users and support, but the free plan description does not state an operational quota beyond its payment-collection condition.

Platforms

Fyxt supports web, Android, and iOS. The Fyxt Maintenance app is available for iPhone, iPad, and Android devices and uses the same credentials as the web service.

Who it's for

Fyxt is a strong candidate for commercial property teams, owners, landlords, investors, and occupiers managing net-lease or mixed portfolios, particularly those seeking one system for maintenance, vendor workflows, portfolio information, and payment records. Its custom fields and integrations may suit organizations with particular data needs. It is a weaker fit for teams that want a free CRM without routing tenant collections through Fyxt, or whose core workflows cannot be aligned with its custom integration approach.

Pros and cons

Broad operational coverage: Work orders, maintenance, vendor coordination, bidding, invoicing, and job tracking sit alongside CRM and portfolio tools.
Lower vendor friction: Vendors can exchange scheduling, bid, and invoice information without signing in.
Flexible data fit: Unlimited custom fields and custom integrations can accommodate portfolio-specific needs.
Conditional free access: CRM Starter costs 0.00 USD per free only if at least 75% of tenant payments are collected through Fyxt by the end of the second month.
AI depends on portfolio context: Assist and the Job Agent are built around data stored in Fyxt, so their usefulness hinges on bringing relevant portfolio information and work into the platform.

Alternatives

For a focused vendor-management comparison, start with Property Management Vendor Management Software.

Breezeway for Student Housing is a better match for a single-property operation centered on checklists, cleaning schedules, and payments: its free plan covers one property and includes an operations platform and mobile app.
RealPage Vendor Credentialing is worth considering when vendor credentialing and ongoing criteria checks are the priority; its property-manager credentialing plan is billed at no cost to the property manager.
SubDoc is a more tightly capped vendor and invoice option: its free Starter plan allows three tracked vendors, one workspace, one team seat, one project, five invoices per month, 100 MB storage, and 20 reminder emails per month.
TrackMyVendor suits a small team that needs a simple vendor cap: its free plan allows up to 25 subcontractors and one user.
bcs is a vendor compliance alternative with a permanent free plan for up to 25 vendors and COI tracking.
ComplyFlow is an alternative for contractor company registration and worker licensing, with company registration free and a listed worker licence at 35.00 AUD per year.
HqO is another paid option for commercial property teams.
Ayillo Tenant Screening is the more relevant choice when tenant screening is the need: its Core workspace starts at 49.00 USD per month, billed monthly per workspace, including the first five units.

Verdict

Choose Fyxt if you manage a commercial portfolio and want property operations, vendor workflows, portfolio-focused AI, and CRM functions in one configurable platform. Its breadth and customization are the main draw. Look elsewhere if the 75% tenant-payment threshold for free CRM Starter conflicts with your collection process, or if you need a narrower vendor or tenant-screening tool rather than a broad operations system.
