Overview

Managers can send individual or broadcast messages by push notification, SMS or email, collect dues by credit card or ACH, and store documents for private resident access. The service also covers violation tracking, maintenance requests and association accounting. That range makes it a plausible home for everyday administration, though its lack of direct integrations with Entrata, Yardi, AppFolio and QuickBooks may make it a poor fit for associations that need those systems connected.

Key features

Resident communication and records

Three broadcast channels give managers options for reaching residents, while the private portal makes HOA documents accessible to residents. The mobile app supports violation tracking. Premium adds a web resident portal and document folders, which make the paid plan more suitable for associations organizing resident-facing information online.

Maintenance and mail

Managers can issue vendor work orders and receive automated updates when jobs are accepted, scheduled and completed. That creates a useful status trail for routine repairs. The Mail feature takes a different route for notices: an HOA can upload a PDF for USPS printing and mailing, then monitor the request.

Accounting and payments

Premium adds double-entry accounting, budgeting, financial reports, resident invoicing and assessment tracking, as well as vendor bill pay. Vendor payments can be electronic or by paper check, with approval workflows. These tools suit associations that want accounting and payment administration alongside resident communications; associations relying on QuickBooks or another listed property-management platform cannot connect it directly.

Pricing

The Free plan costs $0 per month, lasts as long as users want and requires no credit card. It includes unlimited HOAs, unlimited residents, co-manager access and 90-day visibility. That is a meaningful way to start without a time limit, but the visibility cap is a material constraint for associations that need older records readily available.

Premium costs $25.00 USD per month, billed monthly. It includes everything in Free plus double-entry accounting, vendor bill pay, budgeting, resident invoicing, assessment tracking, financial reports, document folders, a web resident portal and intelligent auto response. A 30-day free trial requires a credit card, which is not charged until the trial ends. Premium fits associations ready to add financial tools and a web portal, but its monthly price is notably above the $20/mo (annual) starting figure; the annual price is not clear from the plan terms provided.

Admin costs $399.00 USD per month, billed monthly. It adds receivables and payables administration, a public-facing HOA landing page, monthly bank reconciliation and AR/AP administrative support via chat to Premium. The Admin Plan is $319.00 USD per year, billed yearly, and includes the same stated feature set. The substantial difference between those stated terms makes it important to confirm which billing option applies before choosing; Admin is aimed at associations seeking administrative support and reconciliation, not just software.

Platforms

HOA Messenger runs on Android, iOS and the web. Mobile access includes a private portal, and the mobile app supports violation tracking.

Who it's for

The terms address U.S.-based homeowners associations and similar organizations, with users acting in an administrative or management role. It suits managers who want communication, maintenance and records in one service, and associations that can make use of its accounting or bill-pay tools. It is less suitable for teams that depend on direct integrations with Entrata, Yardi, AppFolio or QuickBooks. The company says it will not sell personal information to third parties and uses reasonable safeguards, while cautioning that internet transmission cannot be guaranteed absolutely secure.

Pros and cons

Pros: The permanent free plan covers unlimited HOAs and residents and includes co-manager access, so small organizations can begin without a subscription or card.
Pros: Communication across push, SMS and email, vendor work-order updates, postal mail handling and resident payments cover varied administrative workflows.
Pros: Premium combines double-entry accounting, budgeting, reports, invoicing and vendor bill pay rather than limiting paid access to resident communications.
Cons: Free visibility lasts only 90 days, limiting its usefulness for associations that need older records within the service.
Cons: There are no direct integrations with Entrata, Yardi, AppFolio or QuickBooks, a drawback for associations already centered on those platforms.
Cons: Admin's monthly and yearly prices use sharply different terms, so associations should verify the intended billing commitment before budgeting.

Alternatives

KindHOA is another freemium choice with a permanent free plan and Android and iOS apps; consider it if a forever-free mobile option is the priority. TownSq is a paid web and mobile option with a 30-day trial and a Pro plan for up to 300 units in one community; it may suit a community that prefers a defined unit cap and term. Nestingbird offers a free-forever web plan for self-managed HOAs with unlimited units and residents, making it an alternative for web-only self-management.

CINC is a paid web-based alternative. Vantaca is a paid alternative for web and mobile. Condo Control is a paid web and mobile option with resident portal, mobile app, online payments, maintenance requests and storage. hoa.to charges $0.90 USD per unit per month with a $29/mo minimum for its self-managed plan, and includes all modules, free ACH, an owner portal and native mobile app; consider it when per-unit pricing is preferable. SMPLR HOA offers a Community plan at $25.00 USD per month billed annually at a 25-home minimum, or $32/month billed monthly; consider it if a per-home rate that slides with community size is a better fit.

Verdict

HOA Messenger is a good fit for U.S. HOA managers who want resident communication, maintenance workflows and financial administration under one roof, with an indefinite free starting point. Its 90-day free visibility limit and lack of direct connections to major property-management and accounting platforms are the clearest reasons to look elsewhere; Premium makes sense for associations that will use its accounting and bill-pay tools, while Admin is for those that also need administrative support.
