In their own words
InspectDesk
InspectDesk is an iPhone and iPad app for home inspectors documenting findings and photos, then producing and sending client PDF reports. It works offline for inspections, report generation and report sharing. Inspectors can build templates from custom sections and items, assign severity levels and tags, and generate reports containing findings, photos, annotations and severity badges. Scheduling tools track appointments, completed inspections, scheduled jobs and revenue metrics. Reports, photos, annotations, client information, property details and templates are stored locally on the device; the maker says this data is not collected or transmitted. Apple analytics frameworks may collect anonymous technical details such as device type, operating-system version and performance metrics, depending on settings. InspectDesk is made by Building Five Technologies Inc. and requires iOS 18.0 or later on iPhone and iPadOS 18.0 or later on iPad. The Free plan allows one full inspection and one custom template. A one-time $79.99 Lifetime purchase adds unlimited inspections, templates and backup import/export.
SpecMind
SpecMind is an inspection platform for home inspectors to create and deliver reports. AI converts field notes into report narrative, which inspectors review and approve before it appears in a report. Quick-Log accepts typed or dictated findings and assigns them to the relevant report section and item. Templates include SpecMind Pro, InterNACHI Residential, Mold, Pool & Spa, Radon, Termite/WDI, and Room-by-Room. Reports can be branded PDFs delivered through a client portal. Pro adds payments and invoicing, online scheduling, a team calendar, inspector management, service-area routing, and payroll splits. The iOS app can capture inspections offline and sync later, though AI generation requires an internet connection; the app supports iPhone and iPad, with no Android app yet. Free costs nothing and includes five published reports, branded PDF export, and the client portal. Pro costs $79 a month per inspector or $799 a year per inspector. SpecMind says it is not SOC 2 certified, and follows SOC 2 Type I-aligned controls.
