Overview

Applicants select from shared viewing slots, and availability syncs with a calendar in real time. Reminders, feedback, and outcome tracking carry the process beyond the booking itself. This focused workflow can help teams reduce scheduling back-and-forth and keep follow-up visible, but it is not a substitute for a broader property-management system.

Teams can assign viewings to staff or external agents and log applicant communications. Property-level reporting tracks booked, attended, and applied rates, while pipeline activity can be seen across properties. Those measures give a team a way to monitor progress after appointments, although the reporting quota and user cap differ significantly by plan.

Key features

Booking and communication

Applicants choose a slot through a shared booking flow, with availability syncing to Google or Outlook calendars. Latch describes automated reminders 24 hours and two hours before a viewing, plus email and SMS confirmations. Together, these functions are aimed at reducing missed appointments without requiring staff to coordinate every confirmation manually.

Feedback, outcomes, and reporting

Structured post-viewing feedback and statuses such as attended, no-show, applied, and declined give teams a consistent way to record what happened. Property-level conversion rates and cross-property pipeline activity are useful for comparing progress, rather than relying only on appointment counts.

Access and security

Role-based access, an audit trail, consent-aware communication history, and encryption at rest and in transit address important controls for applicant records. Support is available 24/7. The advanced AI agent Matt is reserved for Pro and Enterprise, rather than Basic.

Pricing

Basic is free forever and includes 3 leases, 20 documents, 5 standard reports per month, and 1 user. It is a sensible starting point for a solo landlord with a small portfolio, but the single-user cap and limited reports make it a poor fit for a team.

Pro costs £20 per month and includes 8 leases, 1,000 documents, up to 2 users, and 100+ standard reports per month. Each extra lease costs £1. This is the clearest step up for a small letting team that needs more reporting and Matt, but the included lease allowance is still limited and expansion adds a per-lease charge.

Enterprise costs £40 per month, with 50 leases, unlimited documents and reports, and up to 5 users; extra leases cost £1 each. It suits larger teams that need more capacity without document or report caps, though five users may still be restrictive for a bigger operation. Bank reconciliation is coming soon on Pro, Enterprise, and Commercial.

Commercial has custom pricing and offers custom lease allocation, up to 50 users, and multi-entity portfolios. It is aimed at larger or multi-entity operators; the cost will depend on the client. The pricing note also gives a 30-day trial. The available plan terms describe Basic as free forever and Pro and Enterprise as monthly subscriptions.

Platforms

Latch runs on the web. Its App Store and Google Play offerings are both coming soon, so teams that need a mobile app today should choose another option.

Who it's for

Latch is for landlords and letting teams seeking to reduce viewing no-shows and speed up follow-up. It makes the most sense when a shared booking workflow and property-level reporting matter more than broad platform coverage. A solo landlord with only a few leases can begin on Basic; teams should weigh the user and lease limits before committing.

Pros and cons

Pros: Booking, reminders, feedback, and outcomes stay within one viewing workflow, reducing handoffs between scheduling and follow-up.
Pros: Per-property rates and cross-property pipeline activity give teams a way to examine viewing progress.
Pros: Pro and Enterprise include the AI agent Matt, while Basic keeps a usable small-scale option free forever.
Cons: Basic is limited to one user, three leases, and five standard reports a month, which quickly narrows its usefulness for teams.
Cons: Pro and Enterprise charge £1 per extra lease, and mobile apps are not yet available.

Alternatives

For a broader set of rental-property showing tools, see Rental Property Showing Software. Choose Frontdesk Self-Guided Tours instead if self-guided tours and multi-channel allowances matter: its Business-in-a-Box plan is $99.00 per month, or $79/mo billed annually, with voice minutes, chatbot conversations, and SMS quotas.

SmartRent Smart Access is worth considering when access control is the priority; its Access Control plan uses a project-specific quote. Tour24 is another paid option for multifamily owners and operators seeking a custom-deployment touring product, with pricing available by demo request.

iApartments Self-Guided Tours is a paid, multi-platform alternative. Pynwheel Tour may suit operators seeking a self-guided touring app with a website map and tour scheduler; its price is custom. EliseAI AI-Guided Tours is another paid web option.

If keeping landlord costs at zero is the priority, RentalProPlus Rental Showing Scheduler is free to landlords, with bonus credits. Rently Smart Leasing is a paid alternative with a Basic Leasing plan at $28.00 USD per month per listing credit, or annual credits for flexible seasonal use.

Verdict

Choose Latch if your letting team wants booking, reminders, and viewing outcomes connected to property-level reporting, and its web-only format and plan caps fit your operation. Look elsewhere if mobile access is essential, or if your team needs more users or leases than the selected plan allows.
