Overview

LLCR brings certificate tracking, document storage, rent logging and deadline reminders into one service. That combination can reduce the effort of keeping routine records in separate places; it does not remove the landlord’s responsibility to meet obligations or check that saved information is correct. The free plan supports one active property, while larger portfolios need a paid plan.

Key features

Compliance records and document capture

The service tracks Gas Safety, EICR, EPC, HMO licences and other compliance items, calculating expiry dates automatically where possible. Email reminders 30 and 7 days before expiry, Telegram alerts and iCal sync offer several ways to keep deadlines visible. The calendar feed can add expiry dates to Apple Calendar, Google Calendar or Outlook. These are useful prompts, though they are not a substitute for checking obligations and dates.

Smart Document Capture extracts dates, certificate numbers and engineer details from PDFs, scans or photographed certificates. Landlords review the extracted information before saving it, a necessary check that keeps the feature from being treated as authoritative. Uploads may be PDFs, images or Word files up to 10MB each.

Evidence and rent records

LLCR says each compliance action is SHA-256 hash-chained and a daily summary is anchored to the Bitcoin blockchain through OpenTimestamps. Its Compliance Defence Pack exports an indexed bundle with audit-chain status and verification data. Those mechanisms support the integrity of records held in the service; they do not prove that a landlord met an obligation or guarantee that a court or council will accept the material.

Rent payments can be logged and exported as a timestamped Court-Ready Rent Ledger PDF showing payment history and arrears. That gives landlords a structured record to consult or share, but the product’s own evidence limits still apply.

Security and support

LLCR says it uses row-level database security, server-side authentication, structured data validation and a tamper-evident audit trail. Starter includes standard support, Pro priority support, and Agency dedicated account support. The stronger support tiers may matter to users managing more properties or coordinating a team.

Pricing

The pricing model is freemium, with a 14-day trial and a free plan with no time limit. The free tier is capped at one active property, 10 Ava messages per month and 500MB of document storage, so it suits a landlord testing the workflow or keeping records for a single property. It gives up the higher portfolio limits and support tiers of paid plans. Documents are limited to 10MB per upload.

Plan	Price	Includes	Best fit
Free	£0.00 per free	1 active property, 10 Ava messages/month, 500MB storage	One-property landlords with modest storage needs
Starter	£19.00 per month	Up to 5 properties, 50 Ava messages/month, standard support; annual billing also available	Small landlords moving beyond the free property cap
Pro	£39.00 per month	Up to 20 properties, 50 Ava messages/day, priority support; annual billing also available	Landlords with larger portfolios who value priority support and a higher message allowance
Agency	£39.00 per month	Up to 20 properties included, then £1/property/month for each additional property; unlimited properties, team access and roles, custom onboarding, dedicated support; annual billing at a discount	Agencies and property managers needing team access and room to grow

Starter is the lowest-cost paid step, but its five-property ceiling and 50 monthly Ava messages make it less suited to larger portfolios. Pro raises the property limit to 20 and the allowance to 50 messages a day. Agency costs the same monthly amount as Pro for up to 20 properties, then charges per additional property; its team features and dedicated support distinguish it. Annual billing is available for Starter and Pro, and discounted for Agency, but no annual prices are given.

Platforms

LLCR runs on the web. Its iCal export can pass compliance expiry dates to Apple Calendar, Google Calendar or Outlook, but those integrations do not make LLCR a native mobile app.

Who it's for

Self-managing UK landlords are the clearest fit, especially those who want certificate records, rent history and deadline prompts in one place. Portfolio landlords, letting agents and property managers can use the larger plans, with Agency adding team roles and dedicated account support. It is a weaker choice for anyone who needs guaranteed legal acceptance or treats an audit trail as proof that compliance work was completed.

Pros and cons

Pros: The free plan supports one active property indefinitely, making it practical to start without a subscription.
Pros: Document capture, expiry alerts, calendar sync and rent-ledger exports bring several routine recordkeeping tasks together.
Pros: Agency includes team access and roles, with a per-property charge for holdings beyond its included 20.
Cons: The free tier’s one-property cap and 500MB storage limit make it unsuitable for growing portfolios.
Cons: Captured certificate details require review, and neither blockchain anchoring nor the Defence Pack proves that obligations were met.
Cons: LLCR is web-only, which may not suit users seeking dedicated iOS or Android apps.

Alternatives

Choose Insparisk Command if unlimited buildings on a free plan and API access matter more than LLCR’s landlord-focused combination of compliance records and rent tracking; its free plan is limited to 25 certificates or documents and one team member.

Property Inspect is worth considering if you need Android or iOS apps and a 100-property Solo plan, though that plan costs $49.00 per month and is aimed at single users with limited inspections.

Consider Zerix Compliance as another paid option with Android, iOS and web platforms.

ComplyLet may suit landlords seeking a free plan with unlimited properties and documents, plus Renters’ Rights compliance tracking and mortgage and insurance tracking.

RAMIS may be a better fit for users who need a multi-user, single-location property system and are comfortable with its £400.00 per month PRO plan.

Spacewell offers paid Android, API, iOS and web options, with custom pricing for its listed plans.

CloudSafe is another paid, web-based option with a free trial.

Lettable is an alternative for web users seeking a Solo plan at £19.00 per month for up to three properties, or a Pro plan at £49.00 per month for up to 25.

Verdict

LLCR is a good match for self-managing UK landlords who want compliance deadlines, stored documents and rent records in one web service, with a free way to start at one property. Choose it for organised recordkeeping and its export tools; look elsewhere if you need native mobile apps or expect an evidence pack to establish compliance or guarantee acceptance by authorities.
