In their own words
TurboTenant
TurboTenant is a rental management platform with separate Android and iOS apps for landlords and renters. Its listed capabilities include online rent collection, a tenant portal, maintenance management, property accounting, and lease management. The free plan includes listing and marketing rentals, screening applicants, and collecting rent online. Essentials and Pro are annual subscriptions with no month-to-month billing option. For 1–10 units, Essentials is listed at $149 a year and Pro at $199 a year; rates vary by portfolio size. Essentials allows one connected bank account and includes phone and prioritized chat support. Pro allows unlimited connected bank accounts and adds role-based team permissions, financial reports, and an accounting suite with reconciliation and depreciation tracking. Listings can be syndicated to more than 25 sites, and the platform says they reach qualified renters for free. Essentials applies an approximately $2 renter ACH fee, while Pro waives the standard fee. TurboTenant says tenant and landlord data is encrypted at rest and in transit using 256-bit encryption.
Uplisting
Uplisting is property management software for operators of short-term lets, holiday rentals, and vacation rentals. It organizes calendars, bookings, and guest communication, with channel management for Airbnb, Booking.com, and Vrbo; Operator and Manager also include Google Vacation Rentals. A unified inbox and automated messaging are available, and SMS messaging is included in listed plans. Plans include a basic direct booking site, while Manager provides a Plus version. Other listed tools include guest reviews, security deposits, AI messaging, an Airbnb auto responder, cleaning scheduling, guest identity verification, and rental agreement e-signing. The integrations directory includes Stripe, Zapier, pricing services, and smart-lock services such as TTLock, Nuki, Yale, and August. All three listed subscription plans include REST API and MCP access. The pricing page offers a 14-day trial without requiring a card. Independent Host is capped at four properties; Pay As You Go covers portfolios up to ten properties and charges a per-booking commission. Paid plans start at £40/mo, with pricing varying by plan and property count.
