In their own words
Nestingbird
Nestingbird is web-based HOA software for self-managed boards, covering dues, budgets, meetings, elections, documents, maintenance, violations, and association accounting. Its free Community plan supports unlimited units and residents and includes assessment collection, budgeting, meetings, elections, documents, maintenance, violations, and Building Score. The plan includes 20 Birdie responses, one video meeting, and one resale disclosure, and does not require a credit card. Birdie answers questions about uploaded documents with citations and can generate a self-updating FAQ. Autopilot costs $25 a month and adds automated recurring invoicing and collections, bank transaction imports through Plaid, automated reports, unlimited AI and meeting features, and a pre-filled 1120-H tax-return PDF. Owners can pay dues, set up autopay, access documents, and report issues from phones in a mobile-friendly browser; there are no mobile apps. Card and ACH platform fees vary by plan, while paper checks can be processed manually for free. Stripe handles payment processing, and Plaid bank connections are read-only. Nestingbird was established in Chicago in 2020.
