Before applications open, each property must publish screening criteria that include a credit floor, income multiple and criminal-history policy. Checks can cover credit reports and scores, eviction and civil-judgment history, criminal history where allowed, income verification and prior landlord references. Ayillo says criminal screening follows jurisdictional rules, including ban-the-box requirements. If a report contributes to a denial, the system prepares an adverse-action notice naming the screening company and explaining the applicant's dispute rights. The landlord or property manager who ran the check can see the underlying report; applicants receive a summary decision and, if adverse, the notice.
