Overview

Baselane Rent Collection is a rent-payment and tracking service for real estate investors and rental operators, including owners of multi-property and short-, mid-, or long-term rentals. It is best for landlords who want rent schedules, tenant records, and bookkeeping connections together; the free Core plan handles automated collection, while Smart charges for quicker deposits and added tools.

Its strongest case is bringing recurring collection and property-level records into one workflow. The trade-offs are payment fees and a five-business-day standard processing window, so landlords who need faster access to rent must weigh Smart’s annual-plan cost.

Key features

Collection and payment timing

Landlords can automate invoices, reminders, and late fees, while tenants can pay once or schedule recurring payments through the portal by ACH, debit card, or credit card. ACH carries a $2 fee, which the landlord can cover or pass along; card payments carry a 3.49% tenant fee. Those charges make payment method and who bears the ACH cost practical considerations when setting expectations with tenants.

Standard rent processing takes 5 business days. Smart shortens that to 2 business days, a meaningful difference for owners who rely on rent arriving promptly, but it requires an annual subscription. Through Livble, landlords can receive rent in full while tenants pay installments.

Portfolio records and reporting

Baselane supports multiple properties and units, with one or more rent schedules per unit. Tenant ledgers and rent rolls organize payment and lease details by tenant, property, or unit, which is useful for keeping a portfolio’s activity distinct rather than treating receipts as an undifferentiated stream. Baselane says landlords can automatically report tenants’ on-time payments to credit bureaus.

Integrations and safeguards

Baselane lists QuickBooks and Xero sync and says it works with Unit, Stripe, and Plaid for payment processing and bank connections. It says it requires multi-factor authentication, encrypts data in transit and at rest, and conducts independent security audits. Baselane is a financial technology company, not an FDIC-insured bank; its banking services are provided by Thread Bank, Member FDIC.

Support is available Monday through Friday, 9am–7pm ET, and Saturday and Sunday, 9am–5pm ET; phone support runs weekdays, 9am–6pm ET. Smart adds priority support, which may matter to landlords who value a higher support tier.

Pricing

Baselane uses a freemium model, with a free plan and a 30-day trial. Core is free and includes banking and bookkeeping essentials, automated rent, reminders, and late fees, with no monthly account maintenance. It is the sensible starting point for landlords who can accept standard processing and do not need Smart’s added features.

Smart costs 20.00 USD per month billed on an annual plan. It includes all Core features, 2-day rent deposits, advanced automations, priority support, and shared access. The annual-plan term is the key commitment: choose it when faster deposits, shared access, or the added support justify paying beyond Core. Payment fees still matter whichever plan you choose: ACH costs $2 per payment, with the landlord able to cover or pass it to tenants, and card payments carry a 3.49% tenant fee.

Platforms

Baselane runs on web, Android, and iOS. That coverage suits landlords who manage records at a computer and tenants or operators who prefer a mobile device.

Who it's for

Baselane is a strong fit for real estate investors and rental operators managing multiple properties or units, particularly those who want rent schedules, ledgers, rent rolls, and accounting sync in a single workflow. Its support for short-, mid-, and long-term rental investors makes it relevant across rental durations. A landlord with one rental who needs only a basic payment route may find the portfolio-oriented records unnecessary, while anyone prioritizing quick cash availability should budget for Smart.

Pros and cons

Property-level organization: Multiple properties, unit-level schedules, tenant ledgers, and rent rolls help operators keep payment and lease details attributable.
Free automated collection: Core includes automated rent, reminders, and late fees without monthly account maintenance.
Flexible tenant payment options: One-time and recurring ACH and card payments are supported, with installment payments through Livble while the landlord receives rent in full.
Costs and timing require attention: Standard processing takes 5 business days; Smart’s 2-day deposits require an annual plan, and payment fees may be borne by landlords or tenants.

Alternatives

Compare rent payment software if you want to weigh Baselane against a broader set of rent-collection options.

Rentberry is worth considering if you want a free tenant-focused plan with rent negotiation, maintenance requests, tour requests, e-signing, and cloud storage. RentPay is another free option, with a no-monthly-fee account and payment charges that vary by payment method.

RentMerchant may suit a smaller portfolio that fits its free limit of three properties, or a landlord seeking unlimited properties and units for 15.00 USD per month billed annually. Dawzer RMS offers a permanent free plan for up to three units with every feature included, making it relevant when a small unit cap is acceptable.

DoorStax is another rent-management option. EstateDeck may fit DIY landlords who can stay within its free five-unit plan, while its paid plan is priced per unit.

RentRedi is a choice for owners who want a free plan limited to two properties or a 5.00 USD per month monthly plan with unlimited properties. MagicDoor is an alternative for operators considering an AI-assistant plan that requires a one-year contract and starts at 25 units.

Verdict

Choose Baselane if you manage several rentals and want automated collection tied to organized tenant and property records, with a free Core plan to start. Its main drawback is the combination of five-business-day standard processing and transaction fees; if faster deposits are important, Smart’s annual-plan cost belongs in the decision. Landlords who do not need the portfolio records or added workflow tools should compare simpler or differently priced alternatives.
