In their own words
Bedspace Manager
Bedspace Manager is a property-management platform for operators of bedspaces, PGs, hostels, staff housing, labour camps, and co-living properties. It tracks occupancy, leases, and balances down to individual beds, alongside properties and units. Billing supports either calendar months or custom 30-day periods from move-in, with automatic proration; recurring invoices can be timed for arrears, current, or advance billing. The system creates branded PDF invoices and sends them through WhatsApp without requiring a tenant app. WhatsApp also supports reminders and maintenance intake, and the Emma AI assistant can categorize maintenance messages, detect duplicates, and hand off uncertain cases. Role-based access and an audit trail support financial controls; invoices and transactions are voided or adjusted rather than deleted. The platform runs on web, Android, and iOS. It supports monthly rentals only, not daily bookings, holiday lets, or fixed-term commercial leases. Plans are billed monthly: Starter is $15 a month for 30 active leases, Growth is $45 a month for 90, Elite is $105 a month for 210, and Teams is $245 a month for unlimited active leases. Each account starts with a 14-day trial requiring no credit card.
Social Home
Social Home combines rental search, housing services, and housing operations for landlords, operators, providers, and tenants. Its shared operating record connects property, tenant, rent, repair, compliance, and evidence workflows. Teams can raise and route repairs, assign responsibility, and attach evidence to the work. A mobile workforce app supports visits, photos, notes, urgent updates, and offline inspection evidence. The platform also supports bed-space leasing and assignments, resident communications, maintenance workflows, and a resident portal. Guided templates and file validation are available for importing property, tenant, and tenancy records; migration scope depends on the data and plan. Zapier and third-party integrations are included from Professional upward. New housing providers receive a 30-day Professional trial, though the pages differ on whether a card is required. Starter costs £39 a month and covers 5 properties, 30 rooms, 30 active tenants, one solo account, and 5GB storage. Higher plans increase capacity, seats, and storage, while Enterprise uses custom limits.
