Overview

Beyond adjusts listing rates daily against demand, seasonality, regional events and day-of-week patterns. Market data and revenue forecasting round out the pricing engine, while bulk controls let operators apply common rules across properties. Beyond traces its origins to 2013, when co-founder and CTO David Kelso built a pricing tool for his own rental listing.

Its range runs from a no-fee insights tier to custom-priced support for large portfolios and multi-brand operators. The central trade-off is straightforward: Free provides market and listing insights but leaves pricing changes to the user; Growth and Pro automate them in return for a percentage of bookings.

Key features

Daily rates and demand signals

Automated daily pricing responds to several demand drivers rather than relying on a fixed schedule. That suits operators who want rates to move with local conditions, though anyone seeking automation will need a paid plan. Revenue forecasting and market data add context for decisions, and Free retains those market and listing insights without changing prices.

Portfolio rules and mobile access

Users can apply base and minimum prices, minimum stays, overrides, changeover days, time-based adjustments, extra-guest fees and gap adjustments in bulk. That breadth is useful for managers handling multiple listings; it also makes the paid plans more relevant than Free for operators who need consistent controls across a portfolio. The mobile app supports reviewing bookings and demand, adjusting prices, and acting on recommendations and push notifications.

Search insights and connectivity

Pro uses guest search behavior to inform future rates and surfaces patterns such as guest origin and amenity interest. Those signals are a reason to consider Pro over Growth for operators who want to understand prospective demand, not just adjust rates. Pro includes the Beyond API; Growth includes MCP access, and additional connectivity packages are paid add-ons. Integrations listed in Beyond’s partner marketplace include Avantio, Beds24, Cloudbeds, Hostaway, Hospitable, Lodgify and OwnerRez.

Beyond says it encrypts data at rest and in motion, uses multifactor authentication for cloud infrastructure access, monitors production systems and maintains a vulnerability management program.

Pricing

Beyond combines a free insights tier with booking-based pricing for automation. Its stated monthly plan amounts are paired with percentage fees, so compare the fee against your booking volume rather than treating the monthly figure as the full cost.

Plan	Price and fee	What it includes
Free	Free	Market and listing insights; no price changes
Growth	1.00 USD per month; billed 1% of bookings	Dynamic pricing, recommendations, Auto Comp Sets, Custom Demand Sensitivity, Hyperlocal Neighborhood Data and Neyoba MCP Access
Pro	1.25 USD per month; billed 1.25% of bookings	Growth features plus Search Powered Pricing, Custom Comp Sets, Market Insights, Search Insights, Performance Manager and Beyond API
Enterprise	Custom pricing	For large portfolios and multi-brand operators; custom token allocations, dedicated revenue management via Guidance and Enterprise Data Feed

Free is the right fit for owners who want insights but are content to set rates themselves. Growth is the entry point for daily pricing and operational recommendations; Pro costs an additional 0.25 percentage points of bookings for search-driven pricing, further insights, performance management and API access. Enterprise addresses larger or multi-brand operations needing custom allocations and dedicated revenue management, but its cost is custom.

The booking fee does not apply to the first $5,000 USD in bookings or to existing calendar bookings. Beyond charges the fee on nightly rates and guest-paid fees, including cleaning and extra-guest fees, but excludes taxes and security deposits. There are no contracts or setup fees.

Platforms

Beyond runs on Android, iOS, web and API. The mobile app gives operators access to booking and demand review, price adjustments, recommendations and notifications. API access is included with Pro; Growth includes MCP access, while further connectivity packages cost extra.

Who it's for

Beyond serves individual short-term rental businesses as well as large portfolios and multi-brand operators. Free suits owners who want market and listing insights without automated price changes. Growth is a practical fit for operators ready to automate rates and manage settings in bulk, while Pro is better suited to teams that can use guest-search signals, performance tools and API access. Enterprise is aimed at larger operators with custom connectivity or dedicated revenue-management needs.

Pros and cons

Pros: Daily pricing responds to demand, seasonality, regional events and weekdays, giving operators multiple signals for rate adjustments.
Pros: Bulk pricing and stay controls cover a broad range of common portfolio rules, reducing the need to apply each setting listing by listing.
Pros: The $5,000 USD booking-fee exemption, exclusion of existing calendar bookings, and absence of contracts or setup fees lower initial commitment.
Cons: Free does not change prices, so it cannot replace manual rate setting.
Cons: Growth and Pro fees scale with bookings and include guest-paid fees such as cleaning, which can make the percentage charge material for higher-volume operators.
Cons: Search-powered pricing and the Beyond API are reserved for Pro, while additional connectivity packages cost extra.

Alternatives

PriceLabs is worth comparing for operators who prefer a freemium option with a stated Dynamic Pricing plan at 14.49 USD per month, billed per listing per month plus taxes; its displayed price varies by location and synced listings, and the plan includes one automated sync.

Quibble may suit larger or enterprise portfolios seeking a dedicated revenue manager and weekly revenue meetings through its Revenue Desk plan, which has custom pricing.

Wheelhouse offers a free plan with market reports and pricing insights for operators who want a no-cost starting point; its Dynamic Sets plan is 12.99 USD per month, billed per set per month.

DPGO is another paid option to compare for operators who want flexible adjustments and real-time market data, with a listed Flexible plan at 0.50 USD per once.

RealPage Student is an alternative to consider for student housing.

RoomPriceGenie may be a fit for operators looking for a premium plan with an annual commitment, payable monthly or upfront, and automated price uploads 24 times daily; its price is custom.

Rentana is an alternative with custom pricing and a demo-led sales process.

Verdict

Beyond is a strong fit for short-term rental operators who want daily automated pricing plus practical portfolio controls, especially when the first $5,000 USD in bookings are fee-free. Choose Growth for core automation and Pro when guest-search signals and API access matter. Look elsewhere if you need a free service that changes rates or want to avoid a percentage-based booking fee.
