Overview

Brikone serves property managers across the United States and supports single-family homes, multifamily buildings, condos, townhouses, and apartment complexes. Its accounting combines a double-entry general ledger with owner financial statements and financial reports, plus accounts payable and receivable, bank reconciliation, and portfolio reporting. Trust accounting and three-way reconciliation are limited to Professional and Enterprise, an important distinction for managers whose accounting workflows require them.

The company says the idea began in 2024, development started in early 2025, and early access launched in late 2025. That relatively recent start makes the platform’s stated workflow breadth notable, though the capped unit allowance on paid plans makes it a narrower fit for growing portfolios.

Key features

Rent collection and accounting

Tenants can pay by ACH, credit card, or debit card, with autopay, automatic late fees, and real-time payment tracking. Payments use Stripe Connect and go to the property manager’s connected bank account; Brikone says it does not hold the funds. That arrangement keeps payment processing separate from Brikone, while the automated collection tools can reduce routine follow-up.

Owner statements and financial reporting complement the ledger, but managers who need trust accounting or three-way reconciliation must choose Professional or Enterprise. Those features are not part of Starter, despite its monthly fee.

Maintenance and leasing agents

Tenants can submit maintenance requests with photos; managers can prioritize requests, assign vendors, and send automated status updates. HandyBrik coordinates maintenance triage and contractor dispatch. LeaseBrik responds to leads, coordinates showings, screens applicants, and generates leases. Users approve each step, keeping the agents from acting without review while still covering multiple stages of maintenance and leasing work.

Integrations, security, and support

Live integrations include Stripe Connect, Resend, AWS S3, Calendly, Cloudflare, and Claude AI. QuickBooks Online and other services are roadmap items, so managers dependent on those integrations should not treat them as current capabilities. Brikone says it uses role-based access, audit logging, and data encryption; Cloudflare provides DDoS protection and SSL termination. Executed leases, management agreements, evidence files, and bank statements are stored in AWS S3 with signed URL access control.

Support rises with plan level: Landlord and Starter have email support, Professional adds priority email and chat, and Enterprise includes phone, email, and chat. The higher-touch options may matter to managers who need more direct help, but they also come with the higher plan prices.

Pricing

Brikone has a free plan, paid plans from 49.00 USD per month, and a 14-day trial on paid tiers. Each paid plan is billed monthly, with annual billing saving 15%. All three paid plans allow up to 20 units, so moving up buys features and staff capacity rather than a larger portfolio ceiling. The pricing page blocks additional units once a plan limit is reached until the customer upgrades.

Landlord: Free forever, for up to 3 units with no credit card. This is a low-risk way for an owner with a very small portfolio to use the system, but it is capped at three units and does not include the higher-tier trust accounting features.
Starter: 49.00 USD per month, up to 20 units and 3 staff users, with a 14-day free trial. It suits a small team needing the core rent and management workflows, but does not include trust accounting or three-way reconciliation.
Professional: 99.00 USD per month, up to 20 units and 10 staff users, with a 14-day free trial. This is the entry point for trust accounting and three-way reconciliation, and adds priority email and chat support.
Enterprise: 199.00 USD per month, up to 20 units, unlimited staff users, custom onboarding, and a 14-day free trial. It is aimed at teams needing unlimited seats and phone support, though the unchanged unit cap limits its appeal to larger portfolios.

Canceled-account data is retained for 90 days before permanent deletion, a consequential term for managers planning a cancellation or migration.

Platforms

Brikone runs on web, Android, and iOS, and offers an API. The broad platform coverage suits managers and tenants who need access beyond a desktop browser.

Who it's for

Brikone is best suited to U.S. residential property managers with portfolios of up to 20 units who want rent collection, maintenance coordination, and financial tracking together. Landlord works for owners with three units or fewer; Starter covers small teams that do not need trust accounting; Professional is the practical choice when trust accounting or three-way reconciliation is essential. Managers expecting to add units beyond the plan cap, or needing QuickBooks Online integration now, should look elsewhere.

Pros and cons

Pro: ACH, card payments, autopay, automatic late fees, and real-time tracking combine to cover much of routine rent collection.
Pro: Maintenance workflows and two approval-based AI agents cover request handling, dispatch, lead response, showings, screening, and lease generation.
Pro: Professional and Enterprise include trust accounting and three-way reconciliation alongside double-entry accounting.
Con: Every paid plan stops at 20 units, and adding units is blocked until an upgrade; this is a poor fit for a portfolio expected to grow past that limit.
Con: Trust accounting and three-way reconciliation start at 99.00 USD per month, leaving Starter without capabilities that some managers may consider central to accounting.
Con: QuickBooks Online remains a roadmap item rather than a live integration.

Alternatives

For a very small portfolio with a free tier, Landlord Studio offers a Go plan at no cost for three units, one user, and ten documents, with standard reports and standard chat and email support. Choose it when those limits meet your needs; Brikone’s free tier also tops out at three units, while its paid entry tier starts at 49.00 USD per month.

Hutstack Property is another option to compare.

Managers seeking desktop or self-hosted options alongside mobile support can consider PROMAS The Professional Landlord, whose monthly lease plan costs 60.00 USD per month for 30 units in a single database. That larger stated unit allowance may suit a 20-plus-unit portfolio better than Brikone’s paid plans.

For tenant-screening needs, compare Ayillo Tenant Screening, whose Core workspace costs 49.00 USD per month per workspace and includes the first five units. Brikone is the broader property-management choice; Ayillo is the alternative to weigh when screening is the priority.

RealPage OneSite, MRI Property Management X, MRI Property Tree, and PropertyMe Tenant Access are also alternatives to compare.

Verdict

Choose Brikone if you manage a small U.S. residential portfolio and want rent collection, maintenance workflows, and accounting in one platform, especially if Professional’s trust accounting and reconciliation features fit your needs. Look elsewhere if your portfolio may exceed 20 units, if you require QuickBooks Online today, or if the features you need are only available above your budget.
