In their own words
Facilio
Facilio is an IoT-led property operations platform for real estate owners and operators. It brings building data together to help teams manage performance and portfolio operations. Its Connected CMMS covers work orders, preventive maintenance, asset and inventory management, inspections, and vendor management. Depending on the plan, teams can also use procurement workflows, tenant and stakeholder portals, compliance activities, and audit controls. Facilio says Atom AI can surface compliance risks, create reports from prompts, and dispatch work through chat while keeping a person involved. The platform connects ERP, building management systems, IoT sensors, and tenant apps using BACnet/IP, Modbus, and REST API. Listed integrations include Yardi, IBM TRIRIGA, IBM Maximo, Salesforce, ServiceNow, Okta, Slack, and Microsoft Teams. Native Android and iOS apps are available alongside responsive web and mobile design. Subscriptions have annual recurring fees and a separate one-time setup and implementation fee; they are typically quoted for a three-year contract, and integration fees may apply. Pricing is on request. Standard support and platform upgrades are included; Enterprise adds a dedicated customer success owner.
GridPoint Intelligence
GridPoint Intelligence is an energy management platform for commercial customers looking to understand and optimize energy use across buildings. It connects with existing building assets and provides metering, asset monitoring, remote controls, and energy optimization. The platform interprets building data to automate operations, identify anomalies and inefficiencies, and recommend actions related to equipment performance.
For HVAC, GridPoint monitors units, helps diagnose issues remotely, ranks them by severity, and supports repair validation. Automation can use schedules based on time of use, operating hours, occupancy, sensors, and daylight. GridPoint says its demand response technology is OpenADR certified and works with other protocols. Its energy manager app provides energy-use feedback, asset monitoring, reports, and alerts on Android and iOS; the platform is also available on the web. Two-factor authentication is optional. Pricing is on request, and packages can be out of the box or customized for a site. A 90-day pilot is available. GridPoint was founded in 2003 and is headquartered in Reston, Virginia.
