In their own words

Fyxt

Fyxt describes itself as an AI operating system for enterprise commercial real estate, bringing portfolio intelligence and property operations together. Fyxt Assist answers questions and recommends actions from portfolio data stored in the service, while AI Insights provides portfolio insights. The Job Agent can manage team jobs using commercial real estate training and portfolio-specific context. Operations features cover work orders, preventive maintenance, vendor management, bidding, invoicing, and job tracking. Email, text, and Slack automations are supported, and vendors can exchange scheduling, bidding, and invoice information without signing in. CRM Starter includes property, lease, contact, company, and payment modules; rent collection supports partial payments and automatic reconciliation. Its free CRM Starter plan includes unlimited users and those modules, provided at least 75% of tenant payments are collected through Fyxt by the end of the second month. Fyxt supports custom integrations with financial, reporting, and other systems, and larger accounts may receive complimentary integration services for Yardi, MRI, and other ERPs. The service targets commercial property managers, owners, landlords, investors, and occupiers, particularly in net-lease and mixed commercial portfolios. The Maintenance app is available for iPhone, iPad, and Android.

SubDoc

SubDoc is a web portal for tracking contractor certificates of insurance and business licenses in vendor compliance workflows. Its AI reads uploaded certificates to extract policy numbers, carriers, dates, and coverage limits, then fills review fields. Vendors and brokers can submit documents through secure links without accounts or vendor fees. Teams can preview PDFs, compare uploaded limits with requirements, and approve, reject, or issue reasoned waivers. SubDoc tracks document expirations and sends renewal reminders; policy dates can also sync to Google Calendar across workspaces. Pro and Advanced include QuickBooks and Sage accounting exports, webhooks, and Zapier integration. Those plans can also flag invoices for payment holds when a policy has expired or an endorsement is missing. The free Starter plan is free and allows three tracked vendors, one workspace, one team seat, one project, five invoices per month, and 100 MB of storage. Pro is listed at $14 a month for the first three months, then $20 a month. SubDoc says documents are encrypted at rest with AES-256 and data in transit uses TLS 1.3.
