Overview

Hemlane brings rental advertising, applicant screening, accounting, lease workflows, rent collection, and maintenance management together. Rent and late fees go directly to the owner, and ACH collection carries no fee. Card payments add a 3% transaction fee, while tenant screening costs $40 total and is paid by the tenant. Owners can connect financial accounts for rental performance and accounting, with secure encryption used for instant bank verification.

Hemlane says it is available in 50 states and that 93% of eviction cases avoid the courtroom. That figure is a company claim, not a substitute for an owner’s judgment or responsibility. Hemlane describes itself as a technology company rather than a property management firm; it does not make decisions for owners.

Key features

The free Starter plan combines advertising, applicant and tenant screening, and rental accounting. Its advertising reaches Apartments.com, Zillow, and seven other top websites, giving owners a way to promote a rental and organize finances without a monthly subscription.

Paid tiers add lease tracking and management, document storage and e-signing, rent collection, late fees, and tenant messaging. Essential adds 24/7 repair coordination, work orders, and state-specific leases. Complete adds a property management assistant, vetted repair network, and local leasing and turnover network. Repair coordination and emergency support are available around the clock, but the service still leaves decisions with the owner.

The tenant platform supports unlimited users, which can accommodate multiple tenants without a stated seat cap. Mobile apps are available for iOS and Android.

Pricing

Starter is free forever, requires no credit card, and includes rental advertising, applicant and tenant screening, and rental accounting. It is the clearest fit for owners who need those basics but do not need lease management or repair coordination.

Basic costs $30.00 USD per month, including a $28 platform fee and $2 per unit. Its 14-day trial leads to a charge of $2 per unit plus the platform fee. It adds lease tracking and management, document storage and e-signing, rent collection and late fees, and tenant messaging. The low per-unit rate makes it the practical step up for owners who need lease and payment workflows; it does not include the repair coordination and work-order tools in Essential.

Essential costs $48.00 USD per month, including a $28 platform fee and $20 per unit. After its 14-day trial, the charge is $20 per unit plus the platform fee. It includes Basic features, 24/7 repair coordination, work-order management, and state-specific leases. This is the better fit when maintenance support matters more than keeping the per-unit cost low.

Complete costs $86.00 USD per month, including a $28 platform fee and $58 per unit. After its 14-day trial, the charge is $58 per unit plus the platform fee. It includes Essential features as well as a property management assistant, vetted repair network, and local leasing and turnover network. Those additions may justify the higher rate for owners who want more coordination; they do not turn Hemlane into a manager that makes decisions for them.

Annual billing can save up to 20%. Eviction Shield is an add-on starting at $4.95 per month. Inspections start at $300.00 USD per once, and Tenant Placement starts at $695.00 USD per once, including a lockbox fee. The screening fee and card transaction fee are separate costs to account for when tenants use those services or payment methods.

Platforms

Hemlane has iOS and Android apps. Its tenant platform supports unlimited users, and the service is available in 50 states.

Who it's for

Hemlane fits landlords who want to manage their own long-term rentals with a single service for leasing, accounts, rent, and maintenance. Starter works for owners focused on advertising and accounting; Basic suits those adding lease and tenant-payment workflows; Essential and Complete are for owners who also value repair and leasing coordination. It is not the right fit for owners seeking a firm to make management decisions on their behalf.

Pros and cons

Useful free starting tier: Starter includes advertising, screening, and rental accounting without a subscription.
Clear path to more support: Paid plans add lease workflows, then repair coordination and local service networks as needs grow.
Direct owner payments: Rent and late fees go to the owner, and ACH fees are $0.
Costs scale with units: Paid tiers combine a $28 platform fee with per-unit pricing, so the monthly total rises with portfolio size.
Extra transaction costs: Card payments carry a 3% fee and screening costs tenants $40 total.
Owner retains responsibility: Hemlane provides technology and coordination, not decision-making property management.
