In their own words
Lettable
Lettable is a web-based compliance workspace for landlords and managing agents in England’s private rented sector. It tracks property requirements and statutory deadlines using council-specific rules for HMO licensing, room-size minimums, fire-safety conditions and renewal fees. Users can upload certificate PDFs for AI parsing; the site reports accuracy above 95% on standard formats from major issuers. Lettable calculates property-specific deadlines and sends email or SMS reminders 90, 30 and 7 days beforehand. It can prepare Section 8 and Section 13 notices, prescribed information, HMO licence packets and LFRA 2024 service-charge demands, and offers ICS calendar export. The Solo plan costs £19 a month and covers up to three properties; Pro is £49 a month for up to 25, and Portfolio is £99 a month for up to 75 properties and two team users. All listed tiers include email support. Lettable says it provides compliance information and document preparation, not legal advice, and users should verify details with their council and a qualified solicitor. Its licensing engine and council-specific data are England-only.
RAMIS
RAMIS manages statutory compliance data for buildings, people and documents, and links that recordkeeping to planned and reactive work. It creates and schedules tasks, then tracks remedial or reactive problems those tasks identify. Users can check current compliance status with predefined report templates or build reports of their own. Bulk spreadsheet and document uploads are available to reduce manual entry and improve consistency. The PRO plan is £400 a month and supports up to 10 users at one location, with multiple buildings or a portfolio under 50 buildings. AUDITOR is £600 a month and includes contractor and auditor management, work orders, audit tools, fire risk assessments and asbestos surveys. ENTERPRISE pricing is on application for portfolios above 50 buildings. RAMIS runs on Android, iOS and the web. Its Auditor app requires an AuditManager license to link to audits. A 30-day trial is offered to Enterprise-level customers; no free plan is available.
