In their own words
LLCR
LLCR is a web-based compliance record for self-managing UK landlords to track property obligations, keep evidence histories, and export compliance documents. It tracks Gas Safety, EICR, EPC, HMO licences, and other items, calculating expiry dates automatically where possible. Smart Document Capture can extract dates, certificate numbers, and engineer details from PDFs, scans, or photographed certificates for review before saving. Landlords can log rent payments and export a timestamped Court-Ready Rent Ledger PDF showing payment history and arrears. The Compliance Defence Pack creates an indexed evidence bundle with audit-chain status and verification data. LLCR says compliance actions are hash-chained and daily summaries anchored to the Bitcoin blockchain via OpenTimestamps. It also offers email reminders 30 and 7 days before expiry, Telegram alerts, and iCal sync. The record is intended to support integrity of information held in the service; it does not guarantee court or council acceptance or prove obligations were met. The free plan costs nothing and includes one active property and 500MB storage.
Zerix Compliance
Zerix Compliance is a facilities-management and building-compliance product within Zerix, a platform sold as five modular products that share one data model. Its Compliance module tracks certificates, expiry dates, evidence, and actions by building and category, with records shown as compliant, expired, due, or missing. Zerix AI Assistant applies OCR and language analysis to uploaded compliance documents, certificates, RAMS, inspection reports, and technical documents to identify obligations and risks, recommend actions, and cite source material. It can cross-reference documents against UK regimes including BS 7671, LOLER, PSSR, COSHH, gas safety, and fire safety regulations. Other tools include work orders, planned maintenance, asset management, audits and forms, and contract queries. Planned maintenance integrates with SFG20. Technicians can update jobs, attach photo evidence, and sign off through a mobile-first, offline-tolerant interface. Zerix says customer data is hosted in the EU Ireland region, encrypted at rest and in transit, and backed up daily with encrypted backups retained for 30 days. It serves safety-critical estates across sectors such as healthcare, education, utilities, nuclear, logistics, and property management. Pricing is available by request; prospective customers can arrange a live demo using example data.
