Overview

Room-by-room condition checklists tie photos, video, notes and maintenance tasks to an inspection record. The offline-first approach is useful at properties with unreliable connectivity, and export of reports, photos and raw inspection data gives teams a way to keep their records outside the service. myInspections is available on Android, iOS and the web.

The company says it protects personal information with SSL encryption and physical, electronic and managerial safeguards. It also says a real person reads and replies to messages sent to its support address.

Key features

Evidence capture and reports

Inspectors can take full-resolution photos and video, add notes and log maintenance to-dos while working through room checks. Photo markup tools allow circles, arrows and freehand marks, which appear in the report; that makes it easier to point to a specific defect than relying on a written description alone.

Completed inspections produce shareable digital reports and PDF exports with cover pages, room summaries and photos. Reports can be signed on the device or through a secure browser link, so recipients do not need the app or an account. This is a practical handoff for owners or tenants who only need to review and sign.

Scheduling and team controls

Users can set inspection frequency for each property and receive reminders when work is due. Team features add property assignments, recurring schedules, a portfolio dashboard and inspector, teammate and admin access levels. Those controls suit multi-property workflows; a solo landlord with only occasional checks may have little need for the broader team structure.

Offline use and integrations

The company describes the app as offline-first and phone-native, fitting inspections conducted on site. The Android listing also says it integrates with myRent.co.nz and other property-management platforms, which may help teams already using those systems.

Pricing

The free plan is billed at $0 / month and allows 8 inspections a year, unlimited properties, one seat and 12 months of cloud storage. It can cover an occasional landlord, but the inspection quota will quickly rule it out for regular property checks. Paid plans include unlimited storage and inspections.

Landlord: 8.00 USD per month (billed $8 / month). It includes unlimited inspections and properties, one seat, inspection templates, branded reports and free assisted setup. This is the lowest-cost fit for an individual who needs ongoing use.
Manager: 25.00 USD per month (billed $25 / month). It includes the same core allowances, with three seats rather than one. The added seats make it the better fit for a small property team.
Team: 50.00 USD per month (billed $50 / month). It includes unlimited seats alongside unlimited inspections and properties, templates, branded reports and free assisted setup. It is the natural choice when multiple staff need access.

The service offers a 14-day trial. The free plan’s storage expires after 12 months, while paid plans have unlimited storage. The listed plan details do not state a renewal term.

Platforms

myInspections runs on Android, iOS and the web. Its mobile focus and offline mode suit field inspections, while web access gives teams another way to work with the service.

Who it's for

Landlords, property managers, building inspectors, social housing providers, cleaners and other inspection teams are among its audiences. It is particularly well matched to rental-property work where visual evidence, maintenance notes, signatures and recurring schedules belong in the same workflow. It is less compelling for a person who only needs a simple checklist or who will exceed the free plan’s eight annual inspections but does not need a paid inspection system.

Pros and cons

Pro: Photos, video, notes, tasks and image annotations stay connected to room checks, making inspection records more concrete.
Pro: Browser-based signing avoids requiring recipients to install an app or create an account.
Pro: Paid plans remove the inspection and storage constraints while scaling from one seat to unlimited seats.
Con: The free plan’s eight inspections per year is a hard ceiling for recurring property work.
Con: The paid tiers mainly distinguish themselves by seat count, so a small team needing two seats must step up from the one-seat plan.

Alternatives

For broader checklist and inspection options, compare Checklist Software and Property Inspection Software.

SafetyCulture (now Mitti) is worth considering for teams that can use its free allowance of up to 10 seats, 300 AI credits per seat per month and five active inspection templates. Choose Safesite if unlimited free members and guests matter more than report history beyond the last 30 days, or if its paid Premium plan at 16.00 USD per month (per member, per month) fits the team. ComplyFlow is an alternative for contractor registration and worker-document workflows, with company registration free and a contractor worker licence at 35.00 AUD per year.

DuloProof, Survtapp, Auditus, Fluix and Lumiform are also alternatives to consider.

Verdict

myInspections is a strong fit for landlords and property teams that want an offline-capable inspection process carrying visual evidence through to signatures and structured reports. Its free tier is useful for occasional checks, but regular use calls for a paid plan; look elsewhere if your priority is a general checklist workflow rather than property inspections.
