NEXT CMMS
NEXT CMMS combines work orders, preventive maintenance, asset management, spare parts inventory, and reporting for maintenance teams. Teams can create, assign, prioritize, document, and close work orders with labor, parts, photos, and root-cause notes in one record. Maintenance can be scheduled by calendar or meter, with checklists and completion tracking across sites and teams. Technicians can use phones and tablets for updates, checklists, asset context, photos, and proof of work. Built-in AI consultants assist with workspace configuration, data import, and the first work order; tenant-authorized users review consequential changes. A documented, tenant-scoped API includes in-product key management, with REST connections described for purchasing, sensors, BI, and automations. The Free plan is free and does not expire; new accounts get 14 days of Team access before choosing whether to continue on Free or move to a paid plan. Starter costs $49 a month and Pro costs $99 a month. The product is available on Android, iOS, web, Windows, and through API access. Its maker says security controls align with SOC 2 principles, but the product is not SOC 2 certified or audited.
openMAINT
openMAINT is a web-based CMMS for managing buildings, sites, plants, technical devices, mobile assets and related logistics, economic and maintenance activities. Its Facility Management functions cover preventive and corrective maintenance for sites and registered assets. An inventory module records real estate, plants and components, including their status and technical characteristics. Assets can be georeferenced on territorial maps, displayed in 2D GIS layouts using DWG imports, and represented in 3D BIM models synchronized through IFC files. Users can configure data schemes, object types, attributes, workflows, reports, filters and views. The software supports web service interoperability, external-system connectors, CSV import and export, and CMIS-compatible document management. It runs on a web server and is accessed through a browser; stated server platforms include Linux, OSX and Windows. Requirements include PostgreSQL 17.x, Apache Tomcat 10 and Java 17; PostGIS and Docker are optional. The AGPL license permits use, distribution and editing. A free Self-Service plan is available, while annual subscriptions include support and mobile access.
