Dawzer RMS
Dawzer RMS is rental property management software for independent landlords and portfolio owners, with plans for portfolios from a few units to 100 or more. Its tenant portal accepts card and bank-transfer rent payments, tracks partial payments, and updates balances automatically. Landlords can track lease terms and expiration dates, manage multiple tenants on a lease, and retain records of early terminations. Tenants can submit maintenance requests with descriptions, categories, priorities, and photos; landlords can assign vendors and follow request status. Reports cover rent rolls, delinquency, lease expirations, income, expenses, cash flow, and aging maintenance requests. Documents can be uploaded in bulk up to 50 MB each, searched, and restricted by tenancy. CSV exports are included on every plan. The web platform works in a browser on desktop, tablet, and phone. The Free plan is free, with no expiration, for up to 3 units and 100 MB of storage; paid plans start at $18 a month for up to 10 units and 500 MB. There are no per-unit fees.
EstateDeck
EstateDeck is web-based property management software for landlords, housing societies, gated communities and commercial property managers in India. It handles rent and maintenance collection through UPI, debit and credit cards, and net banking, with digital receipts and payment tracking by unit. Accounting tools include ledgers, monthly profit and loss reports, security-deposit tracking and Tally-ready exports. Residents can pre-approve guests; gate staff can capture visitor photos, identification and visit purpose. The site also describes ANPR alerts for unregistered vehicles and contactless facial recognition at gates and lift lobbies using existing CCTV cameras. Society operations include maintenance tickets, amenity bookings, committee notices, patrol monitoring and IoT utility billing. Shared visitor logs mask mobile numbers, staff access is role-based, and record changes are audit-logged. A free plan covers up to five units; Professional costs $1.50 per unit per month, and Agency costs $3 per unit per month. The maker says most users can go live within seven days including data migration, and offers a free demo using a customer's unit list. EstateDeck is developed by Databus Technology Solutions in Chennai.
