Overview

Fiix is a computerized maintenance management system for organizations coordinating equipment, technicians and recurring maintenance. It suits teams that need asset records and work orders to travel with technicians, including when they are offline. Its breadth is useful, but the Free plan’s limited-user and active-PM caps and the lack of native multifactor authentication warrant a close look.

Founded in 2008 and headquartered in Toronto, Fiix runs on the web and Android and iOS, with API access. Fiix states that it encrypts processed data with 256-bit TLS over HTTPS and is subject to independent third-party SOC 2 Type 2 audits. Daily backups are kept across geographically diverse locations on a rolling 30-day basis; CMMS data export is available. Fiix reports average uptime of 99.5%.

Key features

Asset management: Asset details, availability, costs, maintenance schedules and history stay together, with QR-code access. This gives maintenance teams a shared reference point for equipment and its upkeep.
Work orders: Users can submit, update and complete work orders and prioritize planned and unplanned tasks. That makes Fiix relevant to teams handling scheduled work and incoming repairs in the same system.
Preventive maintenance: Schedules can be triggered by dates, meter readings, events or alarms, with automated task lists and notifications. The range of triggers can suit equipment with usage-based or event-based service needs as well as calendar schedules.
Offline mobile work: Technicians can access work orders and instructions and update completed tasks without a connection. That is a practical advantage for work in areas with unreliable connectivity. The app supports Android 11 or later and iOS/iPadOS 17 or later; rooted or modified devices are unsupported.
Reporting and integrations: A customizable interactive dashboard and scheduled reports cover work orders, inventory and KPIs. An app exchange, two-way smart connectors, an open API and developer tools give organizations routes to connect maintenance operations with other systems.
Access security: Fiix supports SAML 2.0 and OpenID Connect single sign-on, but does not provide native MFA. Teams that require multifactor authentication must rely on a supported identity provider through SSO.

Pricing

Fiix uses a freemium model. The free tier can establish whether the core maintenance workflow fits, but its limited-user access and 25 active preventive-maintenance limit make it a constrained choice for larger teams or broader scheduled programs.

Free — 0.00 USD per free: Limited users, no credit card required, and 25 active PMs. It includes unlimited service requests, work orders and downtime tracking, plus asset management, the mobile app, inventory, parts and supplies, and a calendar. The active-PM cap is the key constraint for teams with many recurring schedules.
Basic — 45.00 USD per month: Billed per user, per month. It removes the PM limit and adds reports, resource-based scheduling, user certification tracking, success team access, email and phone support, and pass/fail inspections. It fits teams that need more maintenance planning and support without the multi-site features of Professional.
Professional — 75.00 USD per month: Billed per user, per month. It adds multi-site management, Fiix Foresight, purchasing and RFQs, nested PMs, multi-asset work orders, inventory cycle counts, advanced notifications, and custom analytics and reports. It is the more suitable tier for organizations coordinating maintenance across sites or requiring more detailed purchasing and reporting workflows.
Enterprise — custom pricing: Adds failure codes, a customizable interface, customized workflows, Integration Hub, custom API integrations, e-signatures, an audit trail and SSO. This is aimed at organizations needing tailored processes or integrations; the price is custom.
Fiix MAX — contact for pricing: Adds an AI maintenance assistant and must be combined with Professional or Enterprise. It is unavailable to Lite License users, so it is not a standalone upgrade for every license type.
Lite License (Operator Access) — contact for pricing: Provides limited CMMS access and must be combined with Basic, Professional or Enterprise. It is an add-on access option rather than a standalone plan.

Platforms

Fiix is available on web, Android and iOS, with API access. The native mobile app supports offline work, subject to its stated minimum operating-system versions and device restrictions.

Who it's for

Fiix is a strong fit for maintenance organizations that need asset records, work orders, scheduled maintenance, spare-parts inventory and mobile technician access in one system. The Free plan offers a low-commitment start for limited-user teams with no more than 25 active PMs; Basic and Professional suit teams that need expanded planning, support, reporting or multi-site operations. Organizations that require native MFA should look elsewhere or ensure their SSO provider supplies it.

Pros and cons

Pro: Offline mobile access lets technicians consult instructions and update work orders without connectivity.
Pro: Preventive maintenance can trigger from dates, readings, events or alarms, accommodating several scheduling patterns.
Pro: The free tier includes work orders, asset management, inventory and mobile access, rather than limiting the trial to a short period.
Con: Free access is limited to users and 25 active PMs, which can make it unsuitable once a team or schedule grows.
Con: Basic and Professional charge per user per month, so costs scale with the number of seats.
Con: MFA is not native; organizations must obtain it through a supported SSO identity provider.

Verdict

Choose Fiix if your maintenance team needs a capable system for assets, preventive maintenance and work orders, especially when technicians need to keep working offline. Its flexible scheduling and broad mobile workflow are compelling strengths. Look elsewhere if native MFA is mandatory, or if per-user pricing and the Free plan’s limited-user and 25-active-PM caps do not fit your team.
