Overview

RentPay is a tenant payment service that schedules rent funding and pays agents, with additional tools for bills, shopping rewards and credit building. It is a good fit for renters who want to match deposits to payday and pay through an agent. The main trade-offs are payment-method charges and limits on its interest-bearing wallet.

Key features

Weekly, fortnightly or monthly deposits let tenants align rent funding with their pay cycle; RentPay can debit funds on payday before rent is due. Payment options include bank transfer, PayID, BPAY, debit or credit card, PayPal, Alipay, WeChat Pay and UnionPay. The choice is broad, but the free account does not make every method free: card and online wallet payments attract percentage fees, while BPAY costs $1.00.

Cleared funds earn 2.50% p.a. before RentPay pays them to an agent’s trust account. Interest is calculated only on balances up to $9,500, and the wallet cannot exceed $9,999. That makes the interest a benefit on rent funds held temporarily, not a reason to park larger savings in the account.

Bill smoothing lets users contribute smaller weekly, fortnightly or monthly amounts toward bills from any Australian provider. Paylab rewards can reach 15% at more than 140 Australian retailers, with rewards transferable to the RentPay account. These features add flexibility, but their value depends on how often a tenant uses bill smoothing or shops with participating retailers.

Scorebuilder reports account status monthly to illion. Drawn funds are repaid by automatic direct debit over four fortnights. The credit-building option has a one-time application fee as well as ongoing and usage charges, so it is a separate financial commitment rather than a free account extra.

Funds are held in an Australian bank trust account; RentPay says personal and payment information is stored in a secure high-security data centre, is PCI compliant, and undergoes an annual security-practices audit. RentPay works alongside existing agent trust-accounting software and supports BPAY/DEFT or bank-transfer/OSKO payments to agents. Australian-based support is available by phone, email or live chat, Monday to Friday, 8:30am to 6:30pm AEST. Payment history is viewable in the app, but cannot currently be downloaded.

Pricing

The RentPay account is free: $0.00 AUD per month, with no sign-up or money-sending fee. Fees depend on how rent is paid: 1.15% for credit or debit cards, 1.75% for PayPal, 1.50% for Alipay or WeChat Pay, 2.20% for UnionPay, and $1.00 for BPAY. Bank transfer and PayID are listed as payment methods without a stated charge. This account suits tenants who want scheduled rent funding and can use a low-cost payment route.

Scorebuilder costs $5.00 once as an application fee, up to $500 in credit, a $1.50 monthly account fee, and a $4.00 fortnightly usage fee while a balance is outstanding. A missed payment costs $15.00. It may suit renters who specifically want the reporting and repayment structure, but the fees make it a poor choice for anyone seeking a no-cost credit-building add-on.

Platforms

RentPay runs on Android, iOS and the web. Autopay, payment reminders and a tenant payment portal support recurring rent management; the service does not offer owner disbursements.

Who it's for

RentPay is aimed at tenants who rent through an agent, not people renting directly from a private landlord. Its schedules and payment choices are most useful for renters who want to set aside rent in step with payday, while bill smoothing adds a way to spread household bills through the same service.

Pros and cons

Pro: Weekly, fortnightly and monthly funding schedules, including payday debits, help align rent contributions with income.
Pro: Multiple payment methods and bill smoothing cover more than rent alone.
Pro: Cleared funds earn 2.50% p.a., although interest and wallet caps limit how much benefits.
Con: Card, digital-wallet and BPAY payments carry charges, so the free monthly account can still cost money to use.
Con: Private-landlord tenants are ineligible, and rental history cannot be downloaded.
Con: Scorebuilder adds recurring, usage and missed-payment fees to its application charge.

Dawzer RMS may suit a small portfolio that needs property-management features: its permanent free plan covers up to three units and includes every feature.

Consider DoorStax if you need a paid property-manager plan rather than a tenant rent-payment account.

EstateDeck has a free DIY Landlord plan for up to five units, with digital leases and maintenance tracking, making it a better fit for landlords managing their own properties.

Choose NAB Easy Tap if you need pay-as-you-go payment acceptance on Android or the web; it charges only when a payment is taken and has no setup or terminal hardware fees.

Verdict

RentPay is a sensible choice for agent-managed tenants who want rent deposits timed to their pay cycle, plus bill smoothing in one account. Its strongest reason to choose it is that combination of scheduling and payment flexibility; its strongest reason to look elsewhere is the agent-only rule, compounded by fees on several payment methods and Scorebuilder’s ongoing charges.
